I wish I could tell you that I took this picture but I'm still trying to get a good picture of a bird in flight.  This was taken by our daughter on a layover in Seattle. I find pictures like this so relaxing.

De-clutter, De-clutter, De-clutter!!

Staging your home in Spring TX!The other day I showed the nicest staged home. It was not a big home at 1800 square feet but every room was staged to perfection. It made this home such a pleasure to show. Staging is becoming more popular all the time and is a wonderful way to show your home off to its best advantage.  I do realize that not all sellers are going to want to have their home staged but even if you don’t pay a professional stager there are many things you can do yourself.  As I was looking around this home one of the things that dawned on me was that the clutter was missing.  It looked like a model home.  Now when we opened the garage we found a number of boxes already packed.  Having boxes in the garage is no big deal as the buyer can see that the seller is preparing to move from their house.

I thought the cut lemon on the counter was a nice touch.  The bowl of lemons has fake lemons in it but there was one half of a lemon cut up and the rest of the lemon was in a pitcher of water.  Lemons have such a nice clean smell and it is a natural smell.  Occasionally I will show a home where the candle smell is so strong it makes the buyers think the seller must be trying to mask some kind of odor.

You can tell from the lemon picture that the counters were relatively clean of clutter.  If you notice that I keep talking about clutter I just think that is one of the keys to getting a home sold.  When there’s a lot of clutter in a home it is hard to look at the home.  Sometimes it is also very nice clutter but the buyer gets so caught up in looking at the stuff they miss the home.

So long story short if you are even thinking about putting your home on the market start thinking about de-cluttering.

Why you need deed restrictions in Harris and Montgomery CountiesIt really boils down to 2 words and they are NO ZONING. When we moved here in 1997 and I was in real estate school I almost fell off my chair when I found out that Houston did not have zoning. It is especially apparent when you live in either unincorporated Harris County or unincorporated Montgomery County. If you are not in an area that has some deed restrictions it is a total free for all. Those subdivisions without restrictions have mobile homes, businesses, salvage yards, farm animals etc. You get the point!

Since we don’t have zoning something that has naturally happened are subdivisions with all levels of restrictions. I have seen subdivisions with deed restrictions that don’t have a yearly fee all the way to subdivisions with yearly fees of up to $1500. The beauty of our area is that you can find everything in between.

Personally I think it is a good idea to buy in a deed restricted area. My husband had a co-worker that bought in an unincorporated area when we first moved here. At the time his co-worker bought his house the house next door was a nice house so he thought he was safe. That house sold and the new buyer decided to open a salvage yard. His co-workers equity just went down the tube when that salvage yard opened.

De-Clutter The Outside of your Refrigerator...before You list your house!!!

I have to admit I'm guilty of putting these magnet on my refrigerator. For years now we have got a magnet from every place we visit but I'm also not selling my home.

I agree that when selling your home they need to be cleared off the refrigerator.  A great place to buy the metal frame she talks about is from the container store by the way.

There are so many things to do to declutter a house.

Here is something that is really out of control for some people in the kitchen but I just saw a great idea the other day that I wanted to share with you.

Refrigerator Magnets!  Ah, Refrigerator Magnets….  Sometimes a collection of these appears ALL over a person’s refrigerator and did you ever see them in a photo of a house listing…….. This is a definite NO NO to have on the fridge for Photos…..Ugh Refrigerator Magnets

Do you know what refrigerator magnets mean to someone?  I’ll tell you a story I heard while visiting a clients home.  I knew she had a ton of refrigerator magnets but I had to tell her, even tho these are so meaningful to her, she would have to find another home for them.  In the past she had explained them all to me…….  “my daughter brought me this one from her honeymoon… This one I got from someone when she was born!  Oh, here’s one from the cross country trip we took ten years ago, we went to this cute little bar!  Oh here’s one from our first anniversary, a photo of our first grandchild……. Etc!!!  And on and on and on…. 

Well while in a clients home the other day, I noticed that the front of the refrig looked so neat!  I couldn’t imagine that she threw all these magnets away…. And she turned me in the direction of a wall in the kitchen.  Hanging on the wall was a beautiful frame and inside the frame was metal, and stuck to the metal was all those refrigerator magnets, years of sentimental reminders of times past!!!  It had turned into a framed masterpiece filled with years of memories!  This was one of the most clever things I had seen!!!

When I list a house now and I know that they have these little “treasures” placed all over the fridge, I bring them a framed piece of metal….  Yes, you can still keep your refrigerator magnets, but you will have to display them in this frame!!!  What a GREAT solution to an otherwise sloppy display on the refrigerator!!!  And a memory that will last a lifetime!

Calvin plays in the dirt!

Calvin is totally innocent!

As you can see Calvin is all boy!  He was not sure why I was chasing him with the camera; that is why he is under the table in the second picture.  As you can tell he was not very happy with me!  He is a clean boy though as within 10 to 15 minutes those paws will be white again.  Which is why I had to get the picture quick.

Don't forget the front door!!

A door that needs some work in Spring TXI recently walked refrigerator calendars around my neighborhood and I was AMAZED at the difference I saw in front doors.  In my neighborhood the homes were built between 1997 and 2003 so if a door has not been refinished it probably should have been.  I was leaving my calendars on front doors so you could say I had a bird's eye view of my neighbor's front doors.  I saw some doors that had been replaced, some that had been refurbished, others that had been recently painted and I saw a bunch of doors that looked like no one had touched them since 1997.

Almost immediately after walking those calendars I saw an article in the National REALTOR magazine about the Top 5: First Impression Matters.  According to the article this year's Cost vs. Value Report by Remodeling magazine named the Entry door replacement as the biggest bang for the buck of any other remodeling projects.  With an average cost of $1,218 and a re-sale value of $1,243 the cost recouped was 102.1%. (These were followed by garage door replacement, siding replacement, midrange kitchen remodel and a wood deck addition.) For this article I am however going to center in on the front door. They did put a caveat though the door needs to match the style of the house. The biggest mistake people make is to choose a door that does not match the neighborhood or home.  In a high end home you will want a nice leaded glass door whereas in a lower priced home it would be more appropriate to replace the door with a regular steel door that is painted a complementary color.  If you are not sure what kinds of doors are in your neighborhood; walk your neighborhood like I did. I found everything!

If you are looking at making a new door purchase this is one of those times where a little online research will take you a long way. You can identify the type of steel whether the door has been primed with a rust inhibitor, how many coats of finish paint have been added and whether it has been insulated. An alternative to finish paint is powder coating.  I guess powder coating is more like glue than paint and holds up better than paint.

Front entry in Spring TXAs another alternative to replacing your door you could also look at refurbishing your leaded glass doors. Just today I received a local Woodlands magazine and there is a local company called Rick's Front Doors that just refinishes doors.  They come to your home take the door off the hinges and replace it with a piece of plastic.  Then they chemically strip the door to its bare wood and wash it to remove any residue. At that point they repair any dings or scratches and then sand it. After that comes staining and protection. They spray 4 coats of premium fast drying marine grade spar urethane with built in UV protection.  When everything's done they re-hang the door.  The homeowner will usually have bought new hardware that they put on.  I thought this was a cool concept. This was the first time I have heard of this company so I can't say what kind of work they do but they back their work with a 100% customer guarantee and I thought the price seemed reasonable.  You can check them out at Rick's Front Door Refinishing.  As I was walking my neighborhood I saw lots of these doors that could stand to get to know Rick.

The front door is the first thing that a buyer sees when they walk up to your house and that first impression can make such a difference.  If the front door does not look cared for the buyer often wonders what else the seller is not taking care of. So my recommendation is to put a little extra money in to making your front door look spectacular.
