Lake Windcrest in Magnolia TX!!

Lake Windcrest Magnolia TX, Located in the Magnolia Parkway section of MagnoliaLake Windcrest, Magnolia TX one of Magnolia's premier country golf communities is located off of 1488, a few miles to the west of FM 2978.  As the name proclaims Lake Windcrest has lakes for the use of its residents.  There are also parks available for the residents enjoyment.  Lake Windcrest has lot sizes from 1 Acre to 5 Acres. There are golf course lots and lakefront lots scattered throughout the community.  This is also a perfect place to have your horses.  There are many lots that have 4 to 5 acres. If you enjoy a subdivision with trees there are towering pine trees and hardwoods throughout the subdivision.

Home prices range from $250,000 to $900,000.  Square footage ranges from a low of around 2100 square feet to homes with 5500 square feet+.  Homes were built from 1996 to the present.  The majority appear to be built after the year 2000. 

Lake Windcrest boast an 18 hole public golf course.  According toLake Windcrest Golf Club in Magnolia TX the golf course finder this course is one of the best values in Northwest Houston.  Each of the 18 holes offers a different challenge.  There's a complete pro shop located at the clubhouse.

The clubhouse has recently been renovated.  The dining area was enlarged, carpet was replaced, furniture was updated and new plasma televisions were added.  The kitchen has been improved with additional equipment which will help to expand its functionality.  The outdoor patio also received an uplift with new furniture and stonework.

Lake Windcrest has an active home owners association but the deed restrictions are typical for country subdivisions. For instance you may keep a travel trailer, boat or RV in your front yard.  You may have one horse per acre if you are considering the equestrian aspect.

 One of the beauties of Lake Windcrest is the low taxes. There is NO MUD DISTRICT! The subdivision enjoys community water Lake Windcrest Country Club and golf course in Magnolia TXand each home has their own aerobic septic.  This makes for a low property tax rate of $2.14  per 100 value. 

Lake Windcrest is located in the highly acclaimed Magnolia ISD.  The grade school is Bear Branch, the intermediate is Bear Branch and the High school is Magnolia High School.

If you are looking for a premier country subdivision that is a decent drive to Houston or IAH then this may be the place for you.  Just a few miles away (on the corner of FM 1488 & FM 2878) at the Magnolia Parkway section of Magnolis there's Signature Kroger along with a Target, Ross, Office Max, Petsmart etc. etc.  That's not even to mention all the wonderful restaurants.  My favorite is the Eden Cafe; you get homecooked meals in an enjoyable atmoshere. As an added benefit you can be shopping or eating in The Woodlands within 15 to 20 minutes.

Westwood, Magnolia TX!!

Westwood located in Magnolia TXWestwood, Magnolia TXis located at the intersection of FM 1488 and FM 2978.  If you are looking for a country subdivision that is decently priced but close to amenities then look no farther.  Westwood is a beautiful suddivision with plenty of towering pines and hardwoods. Most of the homes are located on lots that are just less than 1/2 acre at 20,000 square feet.  There are a few lots at 40,000 square feet or beyond but they would be in the minority.

Westwoodis located on both sides of FM 1488.  The two sides of Westwood are caddy corner to each other.  Westwood is south of FM 1488, west of FM 2978 and to the east of Tamina. Westwood is also to the north of FM 1488 and to the east of FM 2978 going east to Westwood North. Westwood is actually closer to The Woodlands than it is to the actual town of Magnolia.  The actual town of Magnolia TX is about 10 miles west on FM 1488.

Westwood has been a subdivision since the late 1970's. You will find homes in Westwood built from as early as 1978 to the present.  This is one of the many subdivisions that were affected by Houston's oil bust of the late 1980's. We moved here in 1996 and I remember driving around in Westwood shortly after that and being amazed at how many lots were still available. That is no longer the case as much of the subdivision has been built out by sWestwood allows travel trailers, RV's and boatsmall custom builders.  If you are looking to build you can still find lots but they are going quick.

One of the beauties of Westwood is the low taxes. There is NO MUD DISTRICT! The subdivision enjoys community water and each home has their own septic. The older homes may have a traditional septic but homes built since 1996 will have aerobic septic.  This makes for a low property tax rate of $2.17 per 100 value. 

Westwood does have a home owners association but the deed restrictions are lighter than most subdivisions. For instance you may keep a travel trailer, boat or RV in your front yard.  Westwood is one of the rare subdivisions that will allow this.  The HOA fees are also quite reasonable at $150 per year. This fee includes two swimming pools; one located on both sides of FM 1488. There is also a community park, tennis courts and a picnic area. This is truly a bargain when you consider that most subdivisions with this kind of amenities have much higher home owner dues.

 Home prices in Westwood in the last year have varied from a low of $67,000 (a foreclosure) to a high of $310,000. The average sales price for the year was $193,000.  Square footage ranged from 1400 square feet to 3200 square feet. The average square footage was 2250 square feet.

Westwood is located in the highly acclaimed Magnolia ISD.  The grade school is Ellisor, the intermediate is Bear Branch and the High school is Magnolia High School.

Pro Ink Printing - Magnolia TX

Pro Ink Printing - Magnolia TXPro Ink Printing is located to the east of Magnolia TX on FM 1488.  They are conveniently located just to the west of FM 2978; close to The Woodlands.

Billy and Lisa Andersen own and operate Pro Ink Printing.  They are a full line printing company. You name it they can print it.  They print anything on paper letterhead, business cards, carbonless, etc, etc.   They also print signs and banners.  They have recently printed a number of 4X8 wood signs like you see at the side of the road.  They do vinyl signs and banners.  They can install or not it is up to the customer.

They also sell promotional products.  They have two walls of products.  I have included the picture Promotional products at Pro Ink Printingfrom the smaller wall but they include cups, key rings, notebooks etc. etc. etc.  The products also include screen printing and embroidery. 

One of the things that set them apart is their graphic art department as they are able to do graphic art in house.

I used them to design and print my business cards a few years ago and I was a very satisfied customer.  Lisa referred me to a reasonable photographer who let me choose the location of our photo shoot.  I love water so chose the waterfalls in front of Wimbledon Falls. 

Lisa then helped me to design the cards.  I knew that I wanted a two sided card as I have so much information and I did not want it to look too busy.  I always want something different to be set apart and Lisa came up with the idea of doing a mirror image so it almost looks like you are peering through the card.  She put it on high quality business care stock and I LOVE Them!!

Stagecoach Farms Market Report

Stagecoach Farms- Market Report March 2007 to March 2008!!

Stagecoach Farms - warning alligators in the lakeStagecoach Farms is located just to the north of Tomball and to the west of SH 249.  Stagecoach is actually an incorporated town. The town was developed on a 19th century stagecoach route thus the name Stagecoach.  The development was begun back in 1958 and back then was known as Stagecoach Farms.  The new community had two small lakes Lake Apache and Lake Hardin, with two parks for the use of the residents.  A civic club was started back in the 1960's. The first mayor was chosen in 1974 and the community incorporated in 1980 using the name Stagecoach TX.  As of the 2000 census there were 455 people with 155 households.  There were 162 homes at that time.  There have been new homes that have been built since then so I expect the population is larger now.   They have a mayor, city council and their own police force. 

Lake Apache and Lake Hardin are still in use.  The lakes are for the use of the residents and their guests.  There are picnic tables and a covered area around the lakes. The fishing is supposed to be fairly good and I hear that you do get to keep what you catch.  I don't think there are actually alligators in the lake but I'll bet that sign helps to keep people out of the water. 

If you are looking for a country subdivision/town with light restrictions this is the placStagecoach Farms has two lakes - Lake Apache and Lake Hardine for you. Homes are built from the 1960's to the present time.  There are occasionally Stagecoach lots on MLS for sale.  Most home sites have 1 acre with as much as 5 acres.  You can have horses and I believe you can also have FHA project animals.  The towering pine trees and large oaks make a great habitat for all kinds of local wildlife such as deer, raccoons and opossums.

The majority of the community is in the Magnolia Independent School District.  The very front of Stagecoach before you get to the lakes is in the Tomball Independent School district.  Both are exceptional school districts.

The market report below goes back one year as I did not find many homes that have sold.  This is one of those areas where houses don't come on the market all that often.

Indigo Lakes Estates Magnolia TXIndigo Lake Estates is located in Southern Montgomery County close to Magnolia Texas. It is about a 45 minute to an hour commute from Houston. It is located on 2500 acres and consists of 720 home sites with over 400 existing custom homes

The homes in Indigo Lakes range in size from 2000 to over 6000 square feet. The homes sit on 1 acre to 17 acre lots. If you are in to horses this subdivision is for you. Many people move to this neighborhood so they can have their horses. The restrictions allow one horse per acre. There are horse and nature trails that surround the development, a total of 6 miles of scenic country for riding and hiking.

The subdivision is in the highly acclaimed Magnolia Independent School District. The Elementary school is Nichol Sawmill, the Intermediate is Magnolia and the high school is the new Magnolia West.Indigo Lake Estates and horses go together

Indigo Lake Estates is not in a municipal utility district (MUD). The subdivision is on community water and each home has its own septic. This helps to keep the tax rate low.

Indigo Lakes is a unique subdivision in that it has a private lake big enough to water ski on. The lake is a 160 acre lake and can be used for boating, swimming and fishing. There are three lake parks that create access to the water sports. Other amenities include picnic areas, barbeque grills, a covered basketball court, playground, beach volleyball area and a fishing dock. These amenities are all available to residents.

Kipling Oaks to the north of Tomball TXKipling Oaks is a small country subdivision located to the north of Tomball TX, off SH 249.  It actually has a Magnolia address but is in Tomball schools and is closer to Tomball than Magnolia.  To get there you are going to have to make a U turn on SH 249 at Rollingwood and then turn right on Coe Rd.  There is a sign that tells you to turn for Coe Rd. 

There are about 275 home sites in Kipling Oaks.  Lot sizes vary from a little less than 1/2 acre to a little more than an acre.  The majority of the subdivision was developed in the mid 1970's through the mid 1980's. There are however a sprinkling of homes that have been built recently and a few lots that are still not built on.  To find comparatives I had to go back a full year.  This is one of those subdivisions that people just don't leave; which I think is Kipling Oaks has a lake with lots of ducks and geesealways a sign of a wonderful subdivision.

The subdivision has a homeowner's association with fairly light restrictions but is NOT in a MUD district.  The homes are on community water with each home having their own septic system. The yearly maintenance fee for the HOA is $75.  The tax rate is $2.39 per 100 home value.  This helps to keep the property taxes fairly reasonable. 

There is a community lake, picnic tables and playground for the use of the residents.  Catch and release fishing is permitted in the lake.  A fairly large flock of ducks and geese  live at the lake and they are very friendly.  I stopped over by them and they all came running looking for a hand out.

The subdivision is in the highly acclaimed Tomball ISD.  If you are looking for an affordable country subdivison in the Tomball school district this might be the answer.

Front gate at Helping Hands Garden in MagnoliaHelping Hands Community Garden in Magnolia Judy Rose with produce at Helping Hands Gardenis exactly what it says it is a "Community Garden".  It is located at the West Montgomery County Community Development center off of Friendship Dr. in Magnolia.  Helping Hands is a year round community garden.  That is right year round.  Being originally from the north it is amazing to me that you can garden year round but in Magnolia TX you can garden year round.  

 

Helping Hands Garden offers garden beds for individuals, families, apartment dwellers, senior citizens, Scout  groups; you get the idea anyone that wants a place to garden.  They are even trying to meet the needs of those that have special needs by offering raised "special needs beds" so those that have physical limitations may garden also.

The garden is the brain child of Judy Rose.  She lived in Nigeria for several years back in the 70's where she saw a lot of hunger.  Helping Hands Garden is a solution to help hunger right here in the Northwest Houston area.   The Garden started in March of 2000 at the Tomball Museum District.  They were granted County land to garden on in the Fall of 2002.

Anyone who has an intBoy Scouts at Helping Hands Gardenerest in gardening is welcome.  You don't have to know how to garden tCommunity Service Work at Helping Hands Gardenhere are master gardeners available to help you.  They teach organic gardening principles because it is healthier for us and because everything that is done in the garden ends up downhill in the lake where wildlife gets its survival.

Community gardening policies include:

  • Your garden beds must be maintained. 
  • Organic practices must be used. 
  • Your harvest must be picked as it ripens. 
  • When you are away Helping Hands Garden will harvest for you giving the food to the needy.

They are always looking for volunteers. Helping Hands is also a location where community servicButtercrunch lettuce Helping Hands Gardene hours can be collected.  The volunteers presently volunteer on Wednesday and Friday mornings Many of their volunteers garden as their schedules allow.  If you have a personal garden plot you may garden at your own convenience but they ask that you keep it clean for others. 

They have a wish list if you would like to help contribute. At the top of the list is of course volunteers but they could also use seeds, bagged pine straw, garden tools & gloves, organic ant killer, organic fertilizer, citrus trees and something everyone has a lot of your junk mail & papers for their recycle bin. 

Helping Hands Garden is committed on many levels to "feed his sheep".  Their mission is to nourish the Spirit as well as plant seeds in each other.  Contact Judy Rose at Helping Hands Garden if you are interested in more information about the garden.  Their prayer is that the garden will bless everyone who enters, always!

Clear Creek Forest Market Report

Clear Creek ForestClear Creek Forest is a country acreage community located close to Magnolia; about an hour northwest of Houston.  You will find lots ranging in size from ½ acre to larger parcels of 4 to 5 acres.  

It is a quiet peaceful subdivion with lots of nature right at your back door.  As you can see by the bottom picture it is not uncommon to see deer in the subdivison. If you are looking for an affordable country subdivision this might be just the one for you.
