Stagecoach Farms - warning alligators in the lakeStagecoach Farms is located just to the north of Tomball and to the west of SH 249.  Stagecoach is actually an incorporated town. The town was developed on a 19th century stagecoach route thus the name Stagecoach.  The development was begun back in 1958 and back then was known as Stagecoach Farms.  The new community had two small lakes Lake Apache and Lake Hardin, with two parks for the use of the residents.  A civic club was started back in the 1960's. The first mayor was chosen in 1974 and the community incorporated in 1980 using the name Stagecoach TX.  As of the 2000 census there were 455 people with 155 households.  There were 162 homes at that time.  There have been new homes that have been built since then so I expect the population is larger now.   They have a mayor, city council and their own police force. 

Lake Apache and Lake Hardin are still in use.  The lakes are for the use of the residents and their guests.  There are picnic tables and a covered area around the lakes. The fishing is supposed to be fairly good and I hear that you do get to keep what you catch.  I don't think there are actually alligators in the lake but I'll bet that sign helps to keep people out of the water. 

If you are looking for a country subdivision/town with light restrictions this is the placStagecoach Farms has two lakes - Lake Apache and Lake Hardine for you. Homes are built from the 1960's to the present time.  There are occasionally Stagecoach lots on MLS for sale.  Most home sites have 1 acre with as much as 5 acres.  You can have horses and I believe you can also have FHA project animals.  The towering pine trees and large oaks make a great habitat for all kinds of local wildlife such as deer, raccoons and opossums.

The majority of the community is in the Magnolia Independent School District.  The very front of Stagecoach before you get to the lakes is in the Tomball Independent School district.  Both are exceptional school districts.

The market report below goes back one year as I did not find many homes that have sold.  This is one of those areas where houses don't come on the market all that often.

Lake Apache and Lake Hardin are still in use.  I talked to a client to see if he knew if there were really alligators in the lake.  To the best of his knowledge there have not been alligators in the lake but I bet that keeps the kids out.  He did tell me that a boy just recently caught a 30 pound cat fish.  The lake is for the use of the residents and according to my client you do get to keep what you catch.
