Spring TX first time home buyers searching on the webThis is my second in a series of post for first time home buyers in Spring TX.  Now that you are pre-approved for your home loan the next step is to start searching for your home. I have found that most buyers like to start looking at homes and familiarizing themselves with the areas online.  Spring is a large area located in two different Counties (Harris County and Montgomery County) and three different school districts.  Plus you also have the neighboring areas of Tomball, Magnolia and The Woodlands to consider. With this in mind you are going to want to start narrowing down the area where you want to live.

There are lots of websites that you can go to search for homes for sale but we are blessed in the Houston area to have an INCREDIBLE Public MLS site through the Houston Association of REALTORS® (HAR).  We tend to take this site for granted but as I have blogged and met people across the United States I have realized how fortunate we are to have such an incredible public site.  HAR has won many awards for this site and they are constantly improving it. In this busy age that we live in I have found Spring TX first time home buyers often want to be set up to have new listings sent to them automatically. It doesn't matter whether you are looking for a single family detached Spring TX home, a home on acreage, a town-home or even vacant land; this automated search can do the work for you. You are probably wondering why I put the First time home buyer Spring TX website search as number 2 in Loan approval for a Spring TX first time home buyermy series and not number 1. I have found with today's ever changing mortgage environment that it is more important than ever to get pre-approved for your loan ahead of time; especially if you are a first time home buyer and are not familiar with the process.  If you wait until you are ready  to buy and you find some kind of a hiccup that needs to be worked on then it is too late and could cause you to have to wait longer to buy your first home.  By getting pre-approved (as much as 6 months prior to buying your home) it gives you time to take corrective action.  I also can't tell you how many first time home buyers I have worked with who were not searching in the correct price range and that can be very discouraging.  Not to mention that by starting early you can start narrowing areas and decide what you want in a home.

Excellent post -- and I also have the buyers got the lender 1st... it is important to know what financing options are available for the properties/areas they are interested in before they start to go to the homes.

Marchel--I think you have the order right...get pre approved before the home search. Better yet...find a good REALTOR to help you find a loan officer and set up your internet search. Your home buying series is awesome...Buyers needing help in Spring TX would be smart to seek your advice!

Marchel - Great tip to the first time buyers; getting a mortgage approval should be done before looking for a home, without that in place the search could be frustating  as time is wasted looking at homes outside of their range.

Hi Marchel, The "order" makes sense to me ... without having the pre-approval step ... wouldn't a savvy realtor send those folks back to "step # 1" to begin with (or begin again?)

 www.har.com ROCKS!!!!  People come from all over the world to study our MLS and ask questions/hold meetings with the designers .. find out what systems they use? whats in the pipeline for the future? etc.  We are soooooo lucky to have those capabilities that retrieve, slice & dice data in a rapid and easy to use format.... and they're always thinking... there's always more good stuff coming.

KIMBERLY, It is so WONDERFUL to see your smiling face again.  Just recently I was scrolling down my blog roll and I was wondering about you.

JENNIFER, I have had so many people come to me only to find out that they have been looking in the wrong price range.  You are right that just waste time.

IRENE, Theoretically that would be great but a good majority of my buyers come to me from the web. I often have them set up for a search for 6 months to a year or longer before I even meet them.  They will look until the time is right for them to buy.  I'm patient and it pays off.

JUDI, I have found working with web clients to be a different cup of tea.  The order is not as cut and dried as when a client is referred to me.  After I have finished the series I expect I will go back and write a prequel.

JUDITH,HAR does rock!!  Because of their capabilities to retrieve, slice and dice date I'm able to keep my buyers informed and up to date with listings that meet their search criteria.

Good explanation of why they should get pre-approved first before starting their search.  I also like your tone.  If I were a buyer in your area, I'd want to work with you because you sound so knowledgeable and nice.
