Mossy Oaks in Spring TX

I often get request asking to be set up for home searches for subdivisions that do not have homeowner's associations.  Since we don't have zoning in the Houston area when there are also no deed restrictions you get a little bit of everything.  I decided to take some pictures in a subdivision here in Spring that is unrestricted.  These pictures were taken in Mossy Oaks and are in the order that I saw the homes.

This is a small subdivision and does not have a big turnover.  There is only one home presently on the market and the asking price is $149,000.  In the past year there have been 4 sales and they have ranged in price from $110,000 to $209,000.  This is a perfect place for people who want to start a business in their home or just don't want to be bothered by having to deal with homeowner's associations.  Most of the lots vary from 1 to 2 acres.  You just have to realize when buying in this type of a subdivision that anything goes.

Nice pictures Marchel!  I LOVE all the greenry! I cannot imagine living on an acre or two...all of our homes have been on a smaller lot...2 in CA were on larger lots, but no where near an acre...I think our 2nd home was on 1/4 acre.  Our first one was a good size lot but not as large as the 2nd one.  At my age though who wants large!  I like the idea of HOA's too.

Mary:  I personally like an HOA also but I know many people don't.  If you don't have one you just have to realize in this area there can be anything.  Did you notice the picture of the large dead tree?  It had been there for quite some time.

Marchel; this is how most of LaPine is - there are no HOA's except for a couple select areas.... it can be scary - that is why I would always send my clients for Houston's surrounding areas to you

Marchel, this is nicely done.  The community looks very inviting and should prove to be helpful for customers investigating communities like Mossy Oaks in Houston.

Thesa:  We don't have many communities without deed restrictions in Spring but the farther north you go where there is more country such as Magnolia or Conroe there are quite a few.
