Springwood in Tomball TX

Springwood is a pleasant neighborhood located between Baker road and Quinn in Tomball TX, (a hometown with a heart.)  It is approximately 30 to 35 minutes from Houston.   It is a small quiet neighborhood with towering pines, oaks and nicely landscaped yards.  There are two entrance in to Springwood.  One entrance is off of Baker Street and the other entrance is off of Quinn; which is why I have shown the two different entrances in to the subdivision.

The neighborhood was developed in the late 1990's and early 2000's by DR Horton and Meridian homes.  With only about 92 homes it is a  small subdivision.  The homes range in size from 1800 square feet to 3200 square feet with most homes being somewhere in between.   Homes sales are currently in the $145,000 to $187,000 range. Typical amenities include  3 to 4 bedrooms, 2 to 2.5 bathrooms, many homes have separate formal areas, the larger homes usually have game rooms, and 2 car garages.

Springwood has a homeowner's association.  There are however no subdivision amenities.  On the plus side the subdivision is NOT in a MUD district.  The tax rate is $2.62 per 100 home value.  This helps to keep the property taxes fairly reasonable.  Being located in Tomball the subdivision has all the Tomball city amenities such as water, trash, sewer and gas.

The subdivision is in the highly acclaimed Tomball ISD.  The High School is Tomball, the middle school is Beckendorf and the elementary is Tomball.

It is hard to find this price of a home in the city limits of Tomball so this makes Springwood a hidden gem.

You always list the best neighborhoods. I have seen many of them first hand and they are great places to live. I'm feeling much better now, so if you still want to get together give me a shout!

I am so looking forward to visiting Texas in May - to just see sunshine and no snow is a wonderful thing today - thanks for sharing.

Linda, I had no idea that this area had so many trees; or we would have moved straight here instead of taking a detour to another part of the country.  Now when you go to the west of us you do run out of trees.  It happens right around 290.  This side of 290 has lots of trees and the other side does not.

Shellee, Sprinwood is a nice little community; tucked away inside the city of Tomball.

I'm thinking maybe we should wait until the foliage greens up so we will have a better outside background to take my picture.  I was thinking maybe sometime the middle of March.  What do you think?

Thesa, your comment puts everything in prospective for me.  It is sunny today but only in the 50's and I have been complaining about it being cold.  At least we have sunshine and no snow.

Hi Marchel, your photos show some great examples of the architecture, landscaping and how well the community is maintained by the owners.  Very nice post Marchel.

Please tell me it is not that green down there right now as we are buried deep in snow.

Missy, I took these pictures several months ago and just now wrote the post.  We do have a short winter but our leaves are off of our hardwoods right now.  We are still very green because of all the towering pines but it is still winter here; just no snow.  Our leaves will come back in March; I can't wait.

Marchel,
Looks like a nice, well kept neighborhood.  We can almost hear the sound of the people out and about in their yards.

Marchel - Springwood is a very nice subdivision and I there is no MUD tax as well, right?  Good post!

MARY, we do have a lot of trees in our area.  I love trees and have loved that about this area.

CYNTHIA, one of the beauties of living here is that you area able to be out in the yard almost all year long.  It does get a little steamy in the summer but the mornings and evenings are nice.

JULIE, Springwood is a pretty community.

TERI, I love your freudian slip.  Tomball does have a lot of nice woods around it.

CANDY, there is no MUD tax in Springwood.  It is in the city of Tomball so there is a small city tax but it is a lot less than most water districts.

Shelle:  Springwood is a beautiful subdivison.  It will be nice when we start everything blooming which shouldn't be too long now.
