Windrose Market Report - March 2008 to September 2008
Windrose is a master planned community in Spring Texas. It is located between Kuykendahl and 2920 with easy access to I-45, the Beltway and SH 249. It sprawls over an area of 1121 acres of land and has approximately 2000 homes.
As one of the premier communities in Spring it includes an 18 hole golf championship golf course winding through the neighborhood. The club includes a full service golf shop, PGA golf teaching center, and full service grill. The fairways meander through century old Oak and Pine trees. The Club Amenities include a Twelve acre driving range, 10,000 square foot driving green.
There's a Meeting house for the residents to get together. There are lots of programs and ways to get involved in the community. Located near the Meeting house you will find tennis courts, volleyball courts and a soccer field. There are two swimming pools in the community one of them being a Junior Olympic pool.
Within the community Windrose offers a variety of amenities such as lakefront home sites or homes on the golf course. There is a wide variety of housing available in Windrose from a smaller starter home all the way to executive homes. This is one of those comm
unities where people often move around within the community.
The last time I wrote a market report on Windrose I received a comment from Rick Lines who was on The Windrose Board. I thought it was a great comment and I am including it here.
"We are very proud of the community here and trying to also influence the surrounding communities. We are not an island. To the North we have Springbrook and to the south we have Senterra Lakes, Bridgestone West, and Spring Creek Oaks. Windrose is the premier community in the area and our influence as far as amenities, walking trails, parks, lakes, etc. pushes the other communities around us to keep pace.
We are in the process of evaluating our Master Plan for our community. The board has some exciting possibilities we are examining to improve an already great neighborhood. Connectivity seems to be the theme. We are looking at improving and adding even more walking, running, and biking trails in the community. A coordinated effort between the community associations, county, and MUD districts improves our whole area."

Your presentation is beautiful...as usual. What I noticed immediately in the numbers is the drastic spread in price per square foot. Is that usual for your area? Looks like a wonderful place to live!! GBU!

RAY, I do this these local market reports bring the information about our subdivisions to the public. I try to do them on a 6 month basis but hey there's only so many hours in a day.
Elizabeth, Windrose is a master planned community and has a wide range of homes. There are only about 3 or 4 other communities in my area that are like that most communities don't have such a wide range.
