Marchel, I think that is the best market report I have seen.  It is actually a report without just being a chart.  I am looking to do something different for my blog.  Did you make the charts in google docs?

I was just thinking the same thing as Audrey - way to go to make the market report interesting! Even though I have no "interest" in your market area, since I'm over 1,000 miles away, I wanted to read it - you did a lovely job!

Hi Audrey, I have to give the credit to Ryan Hukall from Oklahoma.  They are actually done from an Excel spread sheet, then I take a screen shot of them from the print view mode and make them into a JPG from there.  It use to be much harder but my Vista now has the snippet tool and that makes it so easy.  This one was actually almost done just before the hurricane but I am just now getting it finished.  My life got topsy turvsy there for a while.

KAREN, Thank you!!  It helps to have such a wonderful subdivison to do the report on.  I actually did the leg work on this earlier in the month but my life is just now getting back to normal.  I really like normal.

Marchel - When you stated that the custom homes were on large lots of 1/2 acre and up, that got my attention as that would be considered small lot in my area.

Gleannloch Farms looks like a lovely community and I am sure the lake is well used.

I too agree that your report was well presented.

JENNIFER, If 1/2 acre is small you wouldn't believe how small our small lots are!!  Gleannloch Farms for the most part has your normal subdivision sized lots which are typically between 7,000 to 12,000 square feet.  We have other areas where the lot size is as small as 4000 square feet but those are rare.

DEBBIE, It is wonderful getting back to normal.  The normalcy of doing a market report or having the telephone book delivered.  Now if we could just get all the debris picked up.  Our cul-de-sac looks like a bomb went off; although it is now an orderly bomb.

What a fantastic report, Marchel.  I could see spending some time on the course if I lived there... and I would need that PGA pro to help me.  I'm almost embarassed to play with myself.  Well, that didn't quite come out right, did it? Geez.  haha.

Interesting blog Marchel!  Interesting because I have actually been thinking about moving back out to the burbs in the next couple of years so that I can live on the golf course.  Had totally forgotten about Gleannloch Farms.

I like the location much better than when I lived in Stonegate on the golf course.  I'm also interested in Longwood if you ever get time to blog on that subdivision.

If I decide to move, I'm going to call you to be my Agent!

THESA, I have to say I was very surprised to see my market report featured.  I acutally started this report right before the hurricane; as that is when I did the graphs but I am just now feeling back to a sense of normalcy.

Gleannloch Farms looks like a lovely place to live. The photos of the lakes give such a peaceful and serene feeling. I love being close to the water. I also really love the way you added the sales information. It is there, but it does not take away from the lovely views. GBU, my friend!

JESSE, I had a friend that paid for some golf lessons for me; thinking that then I would be able to play golf with her.  I'm a sailer not a golfer and I tacked my way down the fairway, need I say more.  Gleannloch Farms does have a wonderful golf course and they have some kind of arrangement with the golf course at Augusta Pines.  I think if members belong to one they belong to the other one.

MATTHEW, I love living in the burbs.  We got smacked pretty hard from Ike though.  For some reason those hurricane winds were really strong here in Spring and we have LOTS of trees.  Longwood is a very nice subdivision also.  A couple of other golf course communities are Windrose and Augusta Pines.  Sho you decide to move this direction I would love to help you find a home.

Marchy, man oh man there is a spread on the square footage. Are they throwing the foreclosures in there too? That's really going to drive down our prices. This looks like a premier neighborhood. Hope you're doing well.

DIANE, Thanks so much.  I have to give credit to Ryan Hukall for the graphs.  The first time I did them it was difficult but I'm the queen of cut and paste so now it doesn't take me long at all.  It is more data input. 

RUSSELL, Thank you!  The graphs were done in Excel and then a screen shot taken of them.  I went through a lot of different formats before I finally settled on this one.

ELIZABETH,  Thansk!  Gleannloch Farms has so much to offer.  I love the peacefulness of the lakes also.  They also have a golf course, stable, exercise room etc.  It is a wonderful master planned community and on top of that it is centrally located.

JEAN, I do love that Google juice!!!  It is amazing to me how fast these fly to the top.

MICHAEL, That is one of the nice things about the rain; isn't it.  Like I said earlier I have to give the credit of this to Ryan Hukall.  I tweeked what he shared but I would not have know how to do it without his help.  I had to email him numerable times to get it figured out.

DEB, Everything is included and you are right there is a high spread.  It is however a master planned community and has a huge spread of homes from your starter homes to your estate homes.

When down in Houston, I do drive by the development and it is spectacular.  Keep spreading the word as the pricing there is absolutely beyond belief to most parts of the country.....and the world. 

To have pricing in a very nice neighborhood well under $100/sf is incomprehensible.  Living in Houston is dirt...dirt cheap.

TIM, When we moved here almost 13 years ago we felt like we got to buy a mansion compared to either North Carolina or Colorado (especially Colorado).  To be quite honest real estate has not changed that much in those 13 years; you still get a lot of house for your money in our area.  We have always had slow steady growth which has turned out to be a big bonus since housing has went down in so many areas of the country.
