Windrose Market Report - September 2008 to March 2009

Windrose in Spring TX a master planned communityWindroseis one of the premier master planned communities in Spring Texas.  It is conveniently located between Kuykendahl and 2920 with easy access to I-45, the Beltway and SH 249.  It sprawls over an area of 1121 acres of land and has approximately 2000 homes.

As one of the premier communities in Spring it includes an 18 hole golf championship golf course winding through the neighborhood.  The club includes a full service golf shop, PGA golf teaching center, and full service grill. The fairways meander through century old Oak and Pine trees.  The Club Amenities include a Twelve acre driving range, 10,000 square foot driving green.

Windrose has Meeting house for the residents to get together.  This is no place to be a recluse as there area lots of programs and ways to get involved in the community.  Located near the Meeting house you will find tennis courts, volleyball courts and a soccer field.  There are two swimming pools in the community one of them being a Junior Olympic pool.

Within the community Windrose offers a variety of amenities such as lakefront home sites or homes on the golf course.  There is a wide variety of housing available in Windrose from a smaller starter home all the way to executive homes.  This is one of those communities where people often move around within the community.  

 

 My last market report was 6 months ago; with what is going on in the National economy I thought I would compare this report with the previous report.  6 months ago there were 50 properties on the market there are now 36.  The average list price per square foot was $98  as of March 22nd 2009; the current average is $93.82 per square foot.  This is not something you are going to hear on the national news but for whatever reasont he average sales price has went up in the last 6 months.

From March to September 2008 67 properties were closed.  In the last 6 months 39 properties were closed. There were less homes sold but do keep in mind this would have been during Hurricane Ike and the fall selling season.  The average sales price on the MLS today for the last 6 months was $92.09.  In the previous 6 months the average sales price was $86.09.  I found the days on the market to be very similar the present average was 83 and 6 months ago the average was 78.  Overall I found Windrose to be a fairly strong market.

Marchel--Windrose looks like a lovely place to call home. I would think that a hurricane like Ike would have a huge affect on the sales stats. Good of you to point that out.

This sure is a real fine report. Do you do much Real Estate, in Splendora, Texas?

I was contacted today, by some folks. That wanted to konw if I could do a Home Inspection for them. I wrote a post about it. And put a copyed of their E-Mail to me in it.

DIANE, Thanks!  You are too kind!!  It is a little time consuming getting the data but other than that fairly easy.

JANE, I have put several families in Windrose and they have all liked it.  Yes it is good to write as much as I like; Life is good!! 

TERI, Hurricane IKE did have a HUGE impact on our area.  We are finally getting back to normal but you still see tarps on roofs of homes.

JOAN, Thanks!  So far I have had a great Spring.  It is nice to hear those phones ringing again.  They were fairly quiet here after Hurricane Ike.

DALE, I try to stay within an hour of my house and Splendroa is on that cusp.  I have shown over there but not on regular basis.
